That is roughly sixteen a day, assessed and rejected before a client ever saw them. Most buyers see a listing and feel something. We check whether the numbers hold up over twenty years. Six clients at a time, one flat fee, the whole purchase handled end to end.
No house and land. No brand new stock. No kickbacks or referral fees from anyone.

Purchases, opened up
Anyone can show you a photo of a house they bought. This shows the constraint we were given, how many properties failed the test, and what we secured it for.
Case 01 · Bald Hills, QLD
A repeat client buying inside their super fund, where the rules push you toward brick and tile with nothing that needs work. The brief was established, low maintenance, and a location that will still be good in twenty years.
Forty six properties went through the model. Forty five were rejected. A comparable property on the same street had just sold for $1,175,000, and that sale had not gone unconditional or reached the public data, so the vendor and agent did not know it existed. We did. Four weeks from brief to signed contract.

Their words, not ours
“A buyer's advocate is something you do not realise you need until you have used one.”
Heather S.
His knowledge during inspections, strategy and negotiations was incredibly helpful. Thanks to Troy we found the perfect house we were after and were able to secure it at a really great price below market value. He was always responsive, honest and genuinely invested in getting the right outcome for us.
Bek G.
Investment purchase, Toowoomba
We have engaged Troy for the purchase of two investment properties, the most recent through self managed superannuation. Troy has overwhelmingly exceeded our expectations on both occasions. We have been able to purchase both properties well below market value.
Chris B.
Repeat client, SMSF purchase
We knew we likely would not invest in our own area, so we relied on Troy and the team for market research, attending inspections, presenting off market opportunities and managing the whole process through to settlement. Extremely reliable, high communication, and his advice was always on point.
Sarah P.
Brisbane buyer, purchased in Toowoomba
The properties presented were off market and not advertised online, which gave us a clear advantage as buyers. Sourcing, selection, due diligence, inspections, building and pest, all of it was handled seamlessly by Troy and Nick. The team never rushed us and always acted with our best interests in mind.
Sonny D.
Time poor couple, bought in Toowoomba
What stood out pretty quickly is how well he knows the property market. He picks up on things I would not even think about and gives straight, practical advice without any fluff. There is a level of trust there that is hard to find.
Tyson H.
Brisbane business owner, bought in Toowoomba
After we spent months struggling to find the right investment property on our own, Troy secured an incredible off market opportunity within just two weeks. He provided detailed cost analysis and ran multiple scenarios that gave us total confidence in the numbers.
Denise C.
Brisbane agent, purchased through her SMSF
Troy was absolutely amazing in helping my partner and I purchase our first investment property. He guided us through every step and made sure we felt comfortable throughout the whole process. I would absolutely recommend him to anyone looking to find a great investment property.

Brisbane professional couple, bought in Toowoomba
Three ways in
Whether it is your first investment, your fourth, or the home you live in, all three work the same way. A flat fee agreed before we start, and never a percentage of a purchase price we negotiated, which means we have no reason to talk you into spending more.
Research
For buyers who will do the buying themselves
From $3,500
You enjoy the hunt but do not know where to point it. We do the market analysis and hand you the suburbs that fit your budget, your borrowing position and your cashflow, with the data behind every call.
Assess and negotiate
For buyers who have found one and need to know
$7,500 per property
You have found a place and you are about to spend seven figures on a hunch. We put it through the same test the other 3,472 failed, give you a written yes or no with the reasoning, and if it is a yes, we negotiate it for you.
End to end
For buyers who want it handled
From $15,000
Strategy, market selection, sourcing, inspections, due diligence, negotiation and settlement. You approve every decision, we do every piece of work between them. Six clients at a time, so you are never in a queue.
Worth knowing
Engage us for The Full Service within 90 days and your $7,500 Verdict fee comes straight off it.
The Verdict is priced per property, and most buyers lose the first one they fall for. By the second or third go you have spent what The Full Service costs, without the search or the off market access.
There is a fourth way in that you cannot buy. We keep a short list of briefs, and when a property crosses our desk that fits one, that client sees it before anyone else. It is called First Refusal, it starts at $12,500, and the only way onto the list is to tell us what you are looking for.
The process
Six weeks on average. You approve every decision, we do every piece of work between them.
Before we search
Discovery call
Forty five minutes on your goal, your timeframe and what has not worked so far.
Strategy session
We arrive with the data already run and leave with a defined goal and borrowing position.
Market selection
The whole country narrowed to the markets that fit your position.
The search
Screen and search
Around 500 properties a month go through the model. Most are knocked back here.
Shortlist and inspect
You only see what has passed. We inspect and report the faults, not the pitch.
Negotiate
We hold the position you agreed and walk when it is not met.
After the contract
Post contract nurture
Building and pest read properly, anything it finds renegotiated, management lined up.
Settlement
Conveyancer, broker and agent kept to the date. Keys handed over.

The guide we wish every first investor read before they spent seven figures on a hunch. No call required, no sales pitch inside it.
Straight answers
A flat fee, agreed upfront, with no kickbacks, no referral fees and no percentage of the purchase price. The Market Matcher starts at $3,500, The Verdict is $7,500 per property, and The Full Service starts at $15,000. First Refusal, where we bring you a property that fits a brief we already hold, starts at $12,500. You will know the exact number before you commit to anything, and it does not change if we end up buying something more expensive.
Two things. We only buy established stock, which rules out the house and land packages and brand new apartments that most agencies are quietly paid to place. And we cap the book at six clients, which means the person doing your research is the person answering your phone.
Our average purchase price is around $760,000. The flat fee structure means the cost is the same whether you are buying your first investment or your fifth, and it is usually less than the amount a good negotiation saves off the asking price.
Six weeks on average from the strategy session to a signed contract. Some clients take longer because the right property has not appeared yet, and we would rather wait than place you into something that does not stack up.
You are ready when you know you want to buy but you have run out of time, confidence or clarity about where. Most people come to us after months of searching, a few near misses, and a growing suspicion that they are guessing.
Our agreements typically run to six months, and we have never failed to find a client something in that time. We also do not buy for the sake of buying. You have the final say on every purchase, so nothing goes ahead unless you want it to. If we reach six months and you are not getting value from the service, you are free to walk. We are not going to hold you there. If you are still happy and we simply have not found the right one yet, we keep going. There is no commitment beyond the original agreement.
No. Some off market stock is being sold quietly because it has a problem. We assess every property the same way regardless of how it came to us, and plenty of the off market ones get knocked back too.
