Forty six assessed. Forty five knocked back. One bought sixty-five grand under the comparable street sale which sold at the exact same time.

A repeat client buying inside their super fund, where the rules push you toward brick and tile with nothing that needs work. The brief was established, low maintenance, and a location that will still be good in twenty years.

Forty six properties went through the model. Forty five were rejected. A comparable property on the same street had just sold for $1,175,000, and that sale had not gone unconditional or reached the public data, so the vendor and agent did not know it existed. We did. Four weeks from brief to signed contract.

How much does it cost?

A flat fee, agreed upfront, with no kickbacks, no referral fees and no percentage of the purchase price. The Market Matcher starts at $3,500, The Verdict is $7,500 per property, and The Full Service starts at $15,000. First Refusal, where we bring you a property that fits a brief we already hold, starts at $12,500. You will know the exact number before you commit to anything, and it does not change if we end up buying something more expensive.

How is this different to every other buyer's agent?

Two things. We only buy established stock, which rules out the house and land packages and brand new apartments that most agencies are quietly paid to place. And we cap the book at six clients, which means the person doing your research is the person answering your phone.

Aren't buyer's agents only for wealthy people?

Our average purchase price is around $760,000. The flat fee structure means the cost is the same whether you are buying your first investment or your fifth, and it is usually less than the amount a good negotiation saves off the asking price.

How long does it take?

Six weeks on average from the strategy session to a signed contract. Some clients take longer because the right property has not appeared yet, and we would rather wait than place you into something that does not stack up.

How do I know I am ready?

You are ready when you know you want to buy but you have run out of time, confidence or clarity about where. Most people come to us after months of searching, a few near misses, and a growing suspicion that they are guessing.

What happens if you cannot find anything?

Our agreements typically run to six months, and we have never failed to find a client something in that time. We also do not buy for the sake of buying. You have the final say on every purchase, so nothing goes ahead unless you want it to. If we reach six months and you are not getting value from the service, you are free to walk. We are not going to hold you there. If you are still happy and we simply have not found the right one yet, we keep going. There is no commitment beyond the original agreement.

Are off market properties always the better deal?

No. Some off market stock is being sold quietly because it has a problem. We assess every property the same way regardless of how it came to us, and plenty of the off market ones get knocked back too.
